1. Overview We understand that pets are an important part of your family. To ensure a safe and enjoyable living environment for all residents, we have established the following pet policy. This policy outlines the rules and regulations regarding pet ownership on the property.
2. General Guidelines
- Pet Limit: Each household is permitted to have a maximum of 2 pets.
- Types of Pets Allowed: We allow domesticated dogs, cats, birds, and fish. Exotic animals, reptiles and livestock are strictly prohibited.
- Weight Limit: Pets must not exceed 30 pounds at maturity.
- Breed Restrictions: Aggressive breeds such as Pit Bulls, Rottweilers, Dobermans, and other similar breeds are not permitted. Please contact management for a complete list of restricted breeds.
3. Pet Fees and Deposits
- Non-Refundable Pet Fee: A non-refundable pet fee of $50 is required for each pet.
- Monthly Pet Rent: A monthly pet rent of $20 per pet will be added to your rent.
- Refundable Pet Deposit: A refundable deposit of $10 is required per pet, to cover any potential damages.
4. Registration and Documentation
- All pets must be registered with management prior to moving in. This includes providing documentation such as:
- Proof of current vaccinations.
- Proof of spaying/neutering.
- A recent photograph of the pet.
5. Pet Behavior and Responsibilities
- Leash Requirement: Pets must be on a leash and under control at all times when outside the unit.
- Noise Control: Pets must not create excessive noise or disturbance to other residents.
- Waste Disposal: Pet owners are responsible for promptly cleaning up after their pets and disposing of waste in designated areas.
- Damage Repair: Pet owners are responsible for any damage caused by their pets to the property or common areas.
6. Prohibited Areas Pets are not allowed in the following areas:
- Swimming pool area.
- Fitness center.
- Clubhouse.
- Children’s playground.
7. Service Animals Service animals are not considered pets and are exempt from pet fees and restrictions. Documentation may be required to verify the need for a service animal.
8. Violations and Penalties Failure to comply with this policy may result in the following actions:
- Issuance of a warning.
- Fines of up to $150 per violation.
- Revocation of pet privileges.
- Possible termination of lease.
9. Updates to Policy Management reserves the right to modify this pet policy at any time.
